The opening of Crossrail Bond Street station on Hanover Square in 2018 will transform the character of the square and the surrounding area, bringing a large increase in pedestrian numbers. Great Portland Estates commissioned Publica to work alongside architects Lifschutz Davidson Sandilands (LDS) to develop a public realm strategy and design principles for the over-station development and site between Hanover Square and Bond Street. Publica advised on the integration of the masterplan and subsequently set design principles for a new courtyard and connecting routes between Hanover Square, Tenterden Street and Bond Street.

Publica produced a detailed report that surveyed the character and use of the local area, analysed Westminster’s policy guidance and included a series of comparative local and international public space case studies. Building from this intelligence base, key urban design principles were identified to articulate an appropriate future use and programme for the new courtyard space, together with complementary tree, planting, art and lighting strategies. Publica additionally introduced an aboricultural consultant to the project, who worked alongside the design team to develop an attractive planting strategy.

The final principles developed demonstrate how the new public space can become a successful complementary amenity to Hanover Square; a unique place with a distinctive character, capitalising on both its quiet location and heritage context. Publica’s contributions formed an important part of the project’s planning submissions in May 2011 and December 2014. The Masterplan received planning approval from Westminster City Council, officers and members of the planning committee commended the high quality of the public realm provision and committee members cited Publica as ‘exceptional consultants’.

In 2015, Publica has continued to work with the architects LDS and landscape architects to jointly develop final designs for the new public spaces. Publica was additionally commissioned to develop new concept designs for Hanover Square itself, the public gardens and entry streets, integrating with the Crossrail station, its new role as a gateway into the West End and wider links with surrounding shopping streets and destinations.
